10 Simple Indoor Tips: Perception is Everything

1.   Clean, Clean and more Clean. Always maintain an immaculate home for your visitors. No one want to buy a dirty home, and while messy does not mean dirty, it is often the superficial cleaning that means the most

2.   Remove any foul odours that may be present in your home, either from smoking, pets, etc. This can be done professionally, or through an intensive family effort

3.   Clean all windows, blinds, curtains and mirrors, and especially your bathroom fixtures, sink and toilettes.

4.   Clean out your closets to give the appearance of more storage space.

5.   Install high intensity lightbulbs to make each room appear bright, whether by day or night.

6.   A fresh coat of neutral coloured paint is a great inexpensive way to give a room a new fresh quality.

7.   Clean all appliances, inside and out - whether you plan to include them in the sale or not.

8.   Still have too much clutter - consider a garage sale to get rid of all your unwanted household items. This will free up space.

9.   Fix any leaky faucets... no one likes drips!

10 Simple Outdoor Tips: Perception is Everything

1.   Maintain a well groomed, healthy, green and weed-free lawn, prune trees & shrubs, and flower beds.

2.   Check your driveway and clean any oil stains with cleaning solutions, and move any old vehicles, trailers, or boats off the premises to a storage facility.

3.   Replace or repair any loose or missing roof shingles or tiles.

4.   If needed, replace or repaint the mailbox.

5.   Your front door is a focal point of potential buyers. Make sure it is scrubbed clean or completely refinished if necessary.

6.   Fix any broken windows or screens.

7.  Completely repainting the exterior of your home may be necessary if it is peeling or blistering, but often simply doing the trim, window sashes, shutters, and garage door is sufficient.

8.   Remove any political or other signs.

9.   Now do the same to the side and rear yards. Remove all debris, junk, and clutter. Clean and neatly arrange any lawn furniture, barbecues, etc.

10.  Power Wash your deck, patio and walkways
